First principles 

## Indoor air quality begins with airflow 

Indoor air quality work fails when it ignores the blower. The HVAC system can only clean, dilute, humidify, dehumidify, or distribute air that actually moves through it. A filter that is too restrictive can starve the blower. A dirty return can pull dust around the filter slot. Leaky ducts can bring crawl-space or attic air into the supply stream. A whole-home purifier installed in the wrong location may treat only part of the air.

### The first measurement is resistance

Static pressure tells us how hard the blower is working to move air through the filter, coil, ductwork, registers, and return path. Every filter adds resistance. A higher MERV filter captures smaller particles, but it usually creates more pressure drop than a lower-MERV filter. Modern ECM blowers can compensate better than older PSC motors, but even an ECM motor has limits. When those limits are exceeded, airflow drops, energy use rises, coils freeze, furnaces overheat, and rooms stop receiving the air they need.

This is why Commonwealth offers Wrong Filter Exchange as part of indoor air quality service. The best filter is not always the highest number on the shelf. The best filter is the highest filtration the system can handle while maintaining safe airflow. Sometimes that is a standard pleated filter. Sometimes it is a deeper media cabinet with more surface area. Sometimes the correct first step is sealing gaps, improving return air, or cleaning a blower wheel before adding any purifier.

Why it matters 

## The air you breathe most is the air at home 

Indoor air quality is affected by particulate matter, humidity levels, and chemical compounds. Volatile organic compounds evaporate from paint, cleaning supplies, adhesives, new carpet, and pressed-wood furniture — new construction and recently renovated homes have the highest concentrations because materials off-gas most heavily during the first year.

Standard 1 Inch Filter

Whole-Home Media Air Cleaner

Honest answers 

## When duct cleaning makes sense 

Duct cleaning should be recommended for specific reasons. It can help when ducts contain heavy dust buildup, renovation debris, visible contamination, pest debris, or material that is being pulled into the air stream. It can also be part of a larger indoor air quality plan when filter bypass, return leakage, and blower cleanliness are being corrected at the same time.

### Cleaning is not a cure for every dust problem

If a return chase is leaking, the system may keep pulling dusty air from a wall cavity, attic, crawl space, or basement area after the ducts are cleaned. If the filter slot has gaps, dust can bypass the filter and collect on the blower wheel and evaporator coil. If the filter is too restrictive, airflow drops and rooms may feel stuffy even though the filter is "better" on paper. Duct cleaning helps most when the source of contamination is identified and corrected.

Commonwealth's duct cleaning and IAQ work is tied back to the HVAC system. We care about the blower, coil, return path, filter rack, and static pressure because those parts decide what happens after the ducts are cleaned. The goal is cleaner air moving at the right volume, not a one-time cleaning that ignores why dust collected in the first place.

The moisture half 

## Humidity is an indoor air quality issue 

Humidity affects comfort, odors, dust mites, microbial growth, and how hard the HVAC system has to work. Northern Virginia summers are humid, with dew points often in the 70s. When indoor humidity stays high, a home can feel warm at a reasonable thermostat setting. Surfaces may feel damp, musty odors become more noticeable, and the evaporator coil has to carry a heavier latent load.

### Cooling setup affects moisture removal

Air conditioners remove moisture only while air is passing over a cold coil long enough for water vapor to condense and drain away. Oversized cooling equipment can satisfy the thermostat quickly and shut off before enough moisture is removed. Poor airflow can freeze the coil, while excessive blower speed can reduce dehumidification by moving air too quickly across the coil. Thermostat fan settings matter too. Leaving the fan set to "on" can re-evaporate moisture from a wet coil back into the house after a cooling cycle ends.

Winter has the opposite problem. Cold outdoor air holds less moisture, and infiltration can make indoor air feel dry. Humidification can help some homes, but it should be sized and controlled carefully. Too much winter humidity can condense on cold windows or poorly insulated surfaces. IAQ work should treat moisture as a measured condition, not a guess.

Fresh air, managed 

## Ventilation and fresh air expectations 

Filtration cleans air that passes through the system. Ventilation replaces or dilutes indoor air with outdoor air. Those are different jobs. A tight home with new windows, weatherstripping, or recent insulation work may hold odors and VOCs longer because less outdoor air leaks in naturally. An older home may have plenty of leakage but little control over where that air comes from.

Fresh air has to be managed carefully in this climate. Bringing in humid outdoor air during summer can increase latent load and make the air conditioner work harder. Bringing in cold outdoor air during winter can dry the home and increase heating demand. That does not mean ventilation is bad. It means ventilation should be designed, filtered, and controlled rather than left to random leaks.

During an IAQ consultation, we separate filtration, purification, humidity control, duct cleaning, and ventilation. A media filter cannot remove a chemical source that keeps off-gassing. A purifier cannot correct a damp basement. Ventilation may help with indoor pollutants, but it has to be balanced against comfort and energy use.

Start at the source 

## Source control comes before equipment 

The cleanest air quality plan starts by reducing what enters the air. HVAC equipment can filter, dilute, and distribute air, but it cannot make a dusty renovation, damp crawl space, leaking return, or poor storage habit disappear. Source control means finding the source of particles, moisture, or odors before buying equipment to treat the symptoms.

### Common sources inside the house

Paint, adhesives, cleaning products, pressed-wood furniture, new carpet, and renovation materials can release volatile organic compounds, especially during the first year after installation. Pets add hair and dander. Candles and cooking can add fine particles. Stored chemicals near returns can create odor complaints. Moisture around a coil, drain pan, humidifier, basement, or crawl space can create musty smells that no filter will fully solve.

Source control does not mean the HVAC system is unimportant. It means filtration and purification should be matched to the source. A media air cleaner may help with pollen and dander. Duct cleaning may help when debris is actually in the duct system. A drain correction may help a musty coil. Ventilation may help with indoor chemical loads. On the visit 

## The IAQ visit checklist 

An indoor air quality visit should connect symptoms to the HVAC system and the house.

-   **Household concerns:** The technician asks about allergies, pets, renovation work, odors, dust patterns, and rooms that feel stale. 
-   **Filter identification:** Filter size, MERV rating, fit, direction, rack condition, and change history are checked. 
-   **Static pressure:** Pressure readings show whether filtration or duct resistance is stressing the blower. 
-   **Blower and coil condition:** Dust on the blower wheel or evaporator coil can reduce airflow and become a source of odor. 
-   **Return-air path:** Gaps, undersized returns, leaky chases, and blocked grilles are reviewed. 
-   **Duct condition:** Visible dust, debris, disconnected sections, and accessible leakage are evaluated. 
-   **Humidity behavior:** Cooling runtime, thermostat fan settings, drain performance, and indoor moisture complaints are discussed. 
-   **Equipment options:** Media cleaners, purification, duct cleaning, filter changes, or humidity controls are recommended only when they fit the system. 
-   **Maintenance plan:** IAQ recommendations are tied into regular service so the system stays clean after the initial visit. 

Speak the language 

## IAQ terms homeowners hear often 

MERV

Minimum Efficiency Reporting Value. It rates filter particle capture, but higher numbers can add airflow resistance.

Static pressure

Resistance to airflow in the duct system. High pressure can reduce airflow and strain the blower.

VOC

Volatile organic compound. These chemicals can off-gas from paints, adhesives, flooring, furniture, and cleaning products.

Media air cleaner

A whole-home filter cabinet using a deeper pleated filter. It can provide stronger filtration with less restriction than many 1 inch filters.

HEPA

High Efficiency Particulate Air filtration. True HEPA has strict capture standards, but whole-home use requires proper equipment design.

Bypass

Air that goes around a filter or treatment device instead of through it. Bypass reduces filtration performance and can dirty the blower and coil.

## Indoor air quality FAQ 

Is MERV 13 safe for every home?

No. MERV 13 can be a good choice for many homes, but the system has to support the added resistance. A thin 1 inch MERV 13 filter in an undersized return may raise static pressure too high. A deeper media cabinet may provide similar filtration with less restriction.

Will duct cleaning lower my energy bills?

Duct cleaning by itself is not an energy-savings guarantee. It can help airflow if debris is blocking ducts or equipment surfaces, but energy use also depends on coil cleanliness, blower condition, duct leakage, filter pressure drop, equipment sizing, and thermostat settings. We look at the full system.

Can a whole-home purifier replace good filtration?

No. Purifiers and media cleaners work best as part of a system that already has proper filtration, airflow, and maintenance. Source control, humidity control, and a clean coil matter too. A purifier cannot overcome a leaking return or a filter slot that lets dust bypass the media.
